A lot of homeowners are not aware of Home Staging! However, most realtors, developers and anyone else in the world of construction are aware of the phrase and it’s meaning. Home Staging is VERY IMPORTANT because it is the crucial game-changer that maximizes your profit and allows you to tell your home FAST.
Home Staging is a marketing tool used to make your home look as perfect as possible before placing it on the word wide web. Because let’s face it, people criticize your place online before they even walk through your front door.
Home Staging is a process where interior designers and decorators come to your home and remove unnecessary elements from your home, decorating it with furniture and decor accents so that they attract the most buyers possible.
Let me ask you a question- IF you are selling your car, wouldn’t you wash it, vacuum it out, make it smell nice, and check that the engine light is off before selling it?

Think about this – you see a listing online that is in your perfect neighborhood and the exterior of the house matches your aesthetic. You go visit the property and walk through the front door but then you smell cat litter. There are small imperfections on the walls (nothing major), family photos (okay whatever), but you notice the carpet could use a bit of cleaning. In the kitchen there are nice counter tops but the wall is painted an unattractive dark brown. The space feels small and claustrophobic but it’s the only place to cook. The three bedrooms are nice but you only need two. Because of this you think “I could do with a smaller house”. You leave the property feeling underwhelmed.

The next house isn’t in your “perfect neighborhood” but you love the exterior appearance. Upon arriving you notice the green grass and trimmed hedges. You get goosebumps because you’re warmly greeted by a beautiful mirror with fresh orchid on the entry table. Framed art-work decorate the walls leading to the second level. The house feels vibrant. The living room is modern, cozy and because of this you can picture spending lots of quality time in that space. You walk into the kitchen and see it’s freshly painted. It’s airy and open with natural light and because of the nice dining set you’re suddenly craving a warm hearty meal. The two bedrooms have gorgeous headboards and fluffy pillows that you’d just love to dive into. You then walk by a room with a white desk and chair, and think “this could be my home office!”
AS A RESULT, WHICH HOUSE WOULD YOU PURCHASE?
Wouldn’t you want your largest asset to make you the most profit possible? Because PERCEPTION IS EVERYTHING! Spend a little more upfront because you’ll end up with even more in the end!
Additionally, the point of Staging is to create a space that buyers can imagine themselves in. If the buyer is creating mental images during their walk-through of your property – images of what it will look like when they live in it, then they are more inclined to become attached. As a result, buyers spend more money. Buying a home is but an EMOTIONAL investment~. Trigger emotions in your market because it works! Just a little Marketing 101~ 😉
The second home may have imperfections and other less than ideal elements but you don’t notice them because the space has been staged. Make buyers blind to imperfections! DISTRACT!!!
